How should we proceed with giving our tenants notice?
How should we proceed with giving our tenants notice? Our tenants are in rent arrears, part of last month and half of this month's rent. We have also found out that they are keeping a dog against the terms of the tenancy agreement. Unfortunately we have already sent them a tenancy renewal although they have not yet returned the signed agreement.
You could withdraw your offer of a new tenancy and serve a Section 21 Notice under the Accelerated Possession procedure. You can also draft a Section 8 Notice for the rent arrears and for keeping a dog. We can draft a S 21 Notice and S 8 Notice for you for £175 + VAT. If you then need to issue possession proceedings we can act for you in those proceedings for a fixed fee which we would be happy to quote you for.
