I moved out of a rented property six weeks ago and the landlord deducted more than £200 from my deposit. I have heard nothing from him, what should I do now?

I moved out of a rented property six weeks ago and the landlord deducted money from my deposit. We had agreed and I said that I wanted to see any receipts e.g. for hob cleaning, rubbish, painting, gardener etc. I'm still waiting and have not seen any letters or receipts from him. What I should to do now? He deducted more than £200 from my deposit.

When did your tenancy start? Was it before or after 6 April 2007?

If the tenancy started before 6 April 2007 your only recourse is to sue your landlord in the County Court for the return of your deposit.

If the tenancy started on or after 6 April 2007 the deposit must have been held by an authorised account holder under the Tenancy Deposit Scheme (TDS), details of which must have been given to you within 14 days of the start of your tenancy.

If the deposit was held under a TDS there is an alternative resolution procedure contained within it that you should follow. Details of this can be obtained from the account holder.

If it is not held under a TDS you should sue your landlord in the County Court who will award you the return of the deposit and compensation against your landlord for his breach of the TDS regulations amounting to three times the value of the deposit.
