Is there a maximum amount my rent can be put up in one go?

Is there a maximum amount my rent can be put up in one go? I have a new landlady who wants to raise the rent after refurbishment work is complete, from £250 pcm to between £400 and £450 pcm.

We assume that yours is an assured shorthold tenancy and this answer is given on that assumption. If it is rent cannot be raised earlier than the first anniversary of the start of the tenancy and thereafter not within one year of the last rent increase. Other than this there is little that can be done to limit the amount of that rent increase.
