My heating and hot water boiler has broken down and the landlord is taking a long time geting it repaired. What can I do?
Section 11 of the Landlord & Tenant Act 1985 requires a landlord to provide space and water heating facilities to his tenant. Your landlord is consequently in breach of his statutory obligations and probably the tenancy agreement.
You can threaten your landlord with a claim for housing disrepair if he fails to rectify the problem. Any such claim could result in an award of damages, or an order that your landlord rectifies the problem or an order that you can rectify the problem at your landlord's expense.
If you are financially eligible, Legal Aid (or Public Funding as it is now called) is available for this type of claim.
